I walk properties with a developer's eye: what is cosmetic, what is structural, and what a repair will cost. Then we write an offer that fits your timeline and your budget.

Selling your home

Most of the money in a sale is made before it goes on the market. We price it against real comparable sales, decide which improvements are worth doing, and list it ready to sell.

Investing

Investing

Rentals, small multifamily, land, teardowns, and new construction. I underwrite your deal the way I underwrite my own, and I will tell you if the return does not justify the risk.

Why it matters

I have done this from every side.

Most agents have done one job in real estate. I have done four, and each one taught me where deals run into trouble.

  • Title. I own a title company, so I know what a clouded title, an unrecorded easement, or a slow payoff letter does to a closing date. I look for those problems early, while there is still time to fix them.
  • Investment. I have bought property with my own money and lived with the results. You read a deal differently after that.
  • Development. Land, entitlements, and construction budgets. Useful whether you are buying a lot or wondering what the empty parcel next door will become.
  • Teaching. I build real estate education for other professionals, so how I work is written down and does not change from one client to the next.

Sometimes the most useful thing I can tell you is to walk away. It costs me a commission. I would rather keep the client.

I do the hard work at the start of a deal so the closing is uneventful. That is the goal every time.
