What I Build

The companies behind the license.

I am an agent, and I also run businesses in title, commercial and multifamily investment, construction, education, and land. Each one started as a problem I kept running into in real estate.

What I run.

82 West Title

Title and closing

A title and closing company based in St. Petersburg, open since September 2026. Title search, examination, escrow, and closing for residential and investment transactions across Florida.

I opened it with a partner because title is where deals lose time, and I wanted to run that part myself.

The Closing Class

Education

Real estate education built for physicians and other high earning professionals who want to own property without turning it into a second job. Coaching plus a self paced course covering acquisition, financing, and holding property.

TrueWay Homes

Housing

Affordable housing on Florida infill lots using manufactured construction. Buy the lot right, control the build cost, and deliver a house a working family can afford.

The first build is underway.

Land and lot acquisition

Development

What I have done longest, since 2006. Finding lots and teardowns in high value Florida markets for the builders who develop them.

It is also why I am useful on a land purchase. I know what site work, utilities, and entitlements cost.

Cresouth and Peach State Properties

Commercial investment

My commercial real estate investment companies, focused on small retail, shopping centers, net lease outparcels, and industrial property throughout the Southeast United States.

This is where my commercial underwriting comes from. I look at rent rolls, lease structure, and tenant risk with my own money first.

Private

Lineage Acquisitions

Multifamily investment

A multifamily investment company, local to St. Petersburg.

Nothing on this page is an offer to sell or a solicitation of an offer to buy any security or interest in any of these companies.

Why this matters to you

You are hiring all of it.

When you list with me, the person reading your title commitment owns a title company. When you buy a lot, the person estimating the build cost has built. When you ask whether a rental makes sense, you are asking someone who has owned rentals that did not.

That is why I think I am worth hiring over someone who does only one of these.

I did not plan to run this many companies. Each one started as a problem I got tired of handing to someone else.

Have a question that crosses two of these?

Title question on a deal in progress, a lot you are trying to value, a property that needs work before it can sell. Those are the questions I like.
