For builders
I have worked in land since 2006, and part of that work is getting lots and teardowns to the builders who develop them. These are the numbers I keep on the Tampa Bay infill markets, pulled from the county appraisers' records and refreshed every month. If you build here, tell me what you buy.
The arrangement
I represent sellers of teardowns, I buy lots myself, and I own a title company. Those three things cover most of what goes wrong between a builder and a piece of dirt.
Tell me the neighborhoods, the lot size, and what you will pay for dirt. When a lot fits, whether I am listing it or buying it, you get the call. I would rather place a lot with a builder who will close than shop it to twenty people.
Survey and easements, the flood zone and the elevation a new house has to meet, tree protection on the site, demolition, and utilities. I have paid for site work on my own projects, and my title company can read the chain of title on day one. You choose who closes. Using 82 West Title is never a condition of working with me.
Estates, trusts, heirs who do not agree, and thirty-year owners selling the only house they have ever owned. Those lots take patience and clean paperwork, and they are often the ones nobody else has called on.
The numbers
Qualified sales from the county property appraisers, twelve months through the last full month, with the prior twelve months for comparison. A lot-value sale is a vacant lot, a house torn down or rebuilt after the sale, or an older house where the land is at least seventy percent of the appraiser's value. Single-family homes completed: 271 in 2024, 256 in 2025. Resales: 1,351, median $775,000 at $400 per square foot.
